360 Degrees specializes in the sourcing of commercial properties for a variety of corporate clients, real estate developers and commercial property funds.
Graeme Smith founded 360 Degrees in 2007 with a view to assisting property developers source development sites at a time when commercial property development was booming in Johannesburg and developers needed assistance with the sourcing and assessing of suitable sites quickly. The service included site sourcing, market rental surveys and risk assessment/due diligence (see below list of some of the risks associated with developing vacant land)
Since its inception 360 has expanded its sourcing service to include the sourcing of built commercial spaces (industrial and offices) for either corporate tenants or commercial property investors.
360 has access to cadastral maps (including erf numbers, farm numbers, etc) for the whole of South Africa. The cadastral information provides registered identity of subject properties with which to source property related documentation such as zoning certificates, SG diagrams, title deeds and owner details.
The beneficiation of land from unserviced agricultural zoning through numerous stages to a proclaimed serviced site ready for building development involves various government departments and a variety of real estate professionals. 360 provides a risk analysis of this process for clients looking to develop vacant land sites.
